Situated in the small hamlet of Trethewell, just outside of St. Just in Roseland with its lovely church, river & boatyard, this beautifully converted barn is surrounded by large gardens which give extra privacy and emphasise its rural setting. The picturesque seaside villages of St.Mawes & Portscatho which have a good selection of restaurants, pubs, galleries & shops are only a 5 minute drive away as are the sandy beaches of Pendower & Porthcurnick.

Accommodation Details...

A short level path leads to the half glazed main entrance door which opens into the hall. Utility room with sink, washing machine, dryer and boiler. The ground floor is floored with limestone throughout. To the right of the hall, a glazed door leads into the spacious and airy Kitchen/Dining Room which overlooks the garden on three sides. Appliances include an American style Fridge/freezer with ice maker, a range style cooker with a 6 ring gas hob & 2 ovens, double sink & dishwasher. To the left of the hall, a short flight of steps lead to a further hall area with a door onto the garden and a cloakroom with W.C. & wash basin; and carpeted stairs to the bedroom area. Fully glazed doors lead into the large Living Room which has beamed ceilings and is decorated in restful shades of cream with windows on both sides overlooking the garden and deck. Two comfortable sofas seating 3 and 4, a large pouffe , gas fired ‘woodburner' coffee table, nest of tables, armoire for toys, games etc and flat screen TV/ DVD, are located at one end of the room ; with a dining table seating 6 and two easy chairs at the opposite end. An eclectic collection of artwork lines the walls of this and the rest of the rooms of the house. Stairs lead up to the first floor which has limed floorboards and exposed beams throughout. A large landing window with shutters gives plenty of light. Bathroom 1has bath, washbasin, WC, & heated towel rail. The landing leads to the Master Bedroom which has views over the garden, exposed beams, king sized bed, bedside tables, 2 comfy chairs, chest of drawers and large wall cupboards. Adjacent is an Ensuite Bathroom with shower, WC , wash basin and towel rail. Bedroom 2 is carpeted and has bunk beds, cupboards and windows overlooking the garden. A charming arched wooden door leads to a further landing which has a range of cupboards and Bathroom 2 tiled with limestone, it has a bath with shower attachment, W.C, bidet, & wash basin. Bedroom 3, a light and airy room at the far end of the landing, has a double bed, chest of drawers, chest of drawers & easy chair. The delightful Gardens surround the barn on all sides and are substantial, covering about half an acre. To the south they overlook fields and include lawned and shrub areas, paved sitting areas and a deck with pond feature; with a further sunken pool and secret sitting area. Small children will need supervising. Heating & Electricity Oil fired central heating and electricity included in the rent. Linen & towels are provided and the beds made up ready for your arrival. Parking A gated access from the road leads into the spacious gravelled parking area for at least 3 cars with garaging for two cars.
